How to Book

Check your preferred dates are available on the calendar noting the nightly/weekly price and minimum number of nights required differ for each month. If you are happy to proceed please download and complete the booking form (link below) and email to the address provided on the booking form along with either the £100 deposit or full payment, depending on which is due. This is explained in the booking form.

For future bookings full payment of the outstanding balance is required 60 days prior to the arrival date. A £100 refundable security deposit is required with each booking. Please ensure you have read and agree the terms and conditions, in particular those relating to cancellation, prior to booking.

Deposit

If your booking is made within 60 days of the date of arrival full payment is required to secure your booking. For all other bookings a £100 deposit is required within 48 hrs of your booking being made.

Please send all payments via online bank transfer to the account details detailed on the booking form.

NB: A booking is considered to be provisional until a deposit or full payment has been received. Your booking may be released and your preferred dates given to another enquirer should payments not be received within this time frame.

Security Deposit

A refundable security deposit of £100 per booking will be added to the final balance. This will be refunded in full upon the cottage being left clean and without damage. Any damaged items (beyond reasonable wear and tear) or additional cleaning required will be deducted from this deposit if necessary.

Cleaning Fees 

A cleaning charge of £40 will be applied to all bookings.

Dogs and Fees

One well behaved dog (only) is permitted per stay. Owners must bring dog towels and bedding. Dogs are not permitted on the beds or furniture and must not be left alone in the property for any length of time. A charge of £25 per booking will be applied allowing one well behaved dog to stay. Additional cleaning charges may be applied if required.

Cancellation Policy – COVID-19

COVID-19; In the event you have to cancel your booking due to government advice not to travel (lockdown) you will receive a full refund of both deposit paid and full payment (if already received).

In the event of a cancellation for any other reason other than government confirmed travel restrictions, the following terms and charges will apply:

  • 6 months or more prior to arrival – full refund minus £50 administration fee
  • 60 days or more – 25% of the full amount
  • 31-59 days – 50% of the full amount
  • 30 days or less – full rental fee

NB: This cancellation policy will apply irrespective of the reason for cancellation. Therefore we strongly recommend you take out personal holiday insurance to cover any losses which may arise as a result of a cancellation.

St Margaret’s is to be used for holiday or business purposes only.

A contract of booking is made when we have received your booking details and the reservation deposit and we have confirmed the booking to you. The deposit is non-refundable.

St Margaret’s shall not be sub-let to any third party.

The people occupying the premises shall be limited to those persons whose names are stated on the booking form. Any name changes shall be notified in advance of arrival.

You are obliged to vacate the premises, without demand, by 10am on the agreed departure date of the holiday.

You shall undertake to prevent any member of your party from causing a nuisance or disturbance or exhibiting any anti-social behaviour. Please ensure all adults in the party are aware of these terms and conditions.

You undertake to leave the premises secure if left unoccupied during the period of let.

Whilst the property is insured for our own buildings and contents this does not include the contents of our guests. In the unlikely event of theft or damage to your own personal belongings, including your car and its contents, this must be covered by your own personal insurance/s. We recommend you take holiday insurance.

You undertake to permit the owners and their agents reasonable access to the property for the purposes of maintenance and inspection.

In the event of the owners needing to cancel a booking every effort will be made to find alternative similar accommodation in Edinburgh. If this is not possible a full refund of all monies will be given.

The owners may treat the booking as cancelled if the balance of the hire fee is not received by the agreed date.

You undertake to relieve the owners of any liability for damage or injury, howsoever caused, by any member of your party.

One car may be parked, at the owner’s risk, free of charge outside the property on the driveway positioned to allow access for other cars in this area.

The owners, their agents or employees, accept no responsibility/liability for loss, injury, damage or expense to any member of your party or their property, howsoever caused, arising in any manner out of the let of the premises. The owners carry Public Liability Insurance.

You must notify any shortcomings or maintenance issues with the property to the owner immediately so that remedial action, if appropriate, can be taken.

Please ensure all appropriate members of your party have read and agree with the above.

Other Information

1. Rental includes utilities, wifi, towels, tea towels and bed linen.

2. Beds have duvets and pillows which are non-allergenic

3. Some basic provisions are provided on arrival including milk, tea and coffee, salt and pepper. Starter items including toilet roll, kitchen roll, washing up liquid, dishwasher tablets, bin bags and adequate cleaning materials are also provided

4. There is no telephone in the property

5. The property is supplied with pots, pans, crockery and cutlery. The kitchen has a dishwasher, microwave, Nespresso coffee maker and small freezer.

6. All lets start from 4pm and departure is strictly by 10am, unless specifically agreed otherwise.

8. You can order online shopping. However please arrange for delivery to the cottage after your arrival.
